The latest statistics show that the city state has achieved buoyant sales figures in the latest round of sales for new condominiums with a total of 3,198 units that are sold in Q3 2019 compared to Q3 2018 which suggest that buyers are still keeping a lookout on good primary sales despite the cooling measures that were announced to curb property speculation. The figures have even broke the record before the cooling measures were announced which suggest that the government might need to do more to cool the real estate prices in Singapore. Developments that enjoy low launch prices such as Kopar at Newton Price remain the better attractive options for buyers who are keenly looking at core city centre developments. The location at Newton MRT Station also remains the choice reason of investing in a convenient location right at the heart of the city.
The latest figure show that the demand for real estate properties remain robust and there is across the board demand for core city centre projects as well as the outer central region mainly because developers are sensitive as well in the pricing of their new launch to push sales before the year ends. The figures in sales decreased despite lesser projects being launched which shows that buyers are still looking for new developments and not due to hyping of new projects. Analyst note that the increase is also attributed to agents actively promoting new launches in an effort to push the primary sales market.
It is noted that there is alot of supply in the market from old launches as well and buyers are more attracted to developments which are closer to the completion date and these units are snapped up if their pricing is realistic. The take up rate of these old developer sales also added to the figures of primary home sales pushing to surpass its old record. Many buyers are also attracted by various thematic developments such as Parc Clematis and Avenue South Residence which features attractive facilities and insights on cosmopolitan living that caters to the affluent. It is noted that outside central region investments where prices are lower remains the more attractive options for buyers who are looking for investment.
